How to determine if refinishing is needed for your hardwood floors

It is easy to figure out if your floors need refinishing. You can do this simple test: Splash a few drops of water on the floor and observe what happens:

  • Does the water stay on the top of the floor or does it slowly sink? You can probably wait about three months by continuing to polish and clean the floor.

  • Does the water soak into your floor immediately? If so, this shows that the top surface finish is worn away. If there is no obvious damage, that’s good news and a modest refinishing service is appropriate.

  • Can you see any stains, warping, uneven areas or gorges in the floor? If you can, this damage will need to be repaired. Fix any weak spots before refinishing to ensure the flooring will have a long lifespan.

After you have determined if you need to refinish your hardwood, here are some other things to think about:
  • Your floors need to have ¾” of thickness (at the least.) They will need to have the old surface coasting sanded off before the new polyurethane finish is applied on your floor’s wood surface. You need to know that a durable foundation still exits to place a new surface coating. If the floor is sanded down the sub-floor is visible, this can cause irreversible damage resulting in complete replacement.

  • If the structure of your hardwood was tongue and groove, it has fewer “lives” of sanding as compared to a plank structured hardwood floor. Make sure the refinishing technician knows what type of flooring material before he starts his new work.

  • Know the type of surface finish that was used originally. To be consistent, use the same one again. Using finishing products that are different may cause damage to your floors

A thorough hardwood refinishing job will give you a beautifully polished, long-lasting hardwood floor. You will love the look of your floors again.
